To ensure swift and efficient completion, we implemented a four-Phase consent/construction process. This approach allowed for the initiation of strip-out and basebuild refurbishment works while concurrently designing complex seismic strengthening for the upper floors, ground floor, and entry façade.
Phase 1 - Demo
Comprehensive internal demolition and strip-out across all 12 floors, involving removal of previous tenants' fitout, furniture, core bathroom facilities, ceilings, flooring, server rooms, entry lobby, lift cars, Additionally, this phase included the general open-plan basebuild fitout for 8 floors, incorporating new ceilings, flooring, and services throughout.
Phase 2 - Seismic upgrade
Seismic upgrade works were conducted to achieve a 100% NBS rating. This entailed installing structural steel catch-frames to internal columns and making separation cuts to exterior blockwork walls across all floors, including seismic flashings and subsequent fire rating.
Phase 3 - Base build
Our efforts were dedicated to the comprehensive enhancement of the basebuild across the remaining floors. This involved not only extending and upgrading the entry lobby/foyer but also improving fire egress passageways, implementing secure cycle parking facilities, New bathrooms on all floors and upgrading disability facilities to ensure accessibility and functionality throughout the property.
Phase 4 - Exterior façade and canopy upgrade .
Revitalise the building's street front presence through an exterior façade and canopy upgrade. This exciting endeavor promises to breathe fresh life into the surroundings, injecting a renewed sense of vibrancy and allure.
