The iconic 191 Cuba Street embarked on an extraordinary journey, integrating three distinct yet interconnected projects into a unified whole with remarkable finesse. This exceptional transformation unfolded seamlessly within the existing part-occupied building, rejuvenating its storied past while securing its future.
Cornerstone Partners spearheaded this grand narrative, commencing with the seismic strengthening and refurbishment of the three-storey Heritage-listed building, a cornerstone structure at the intersection of Cuba and Vivian Streets. This phase emphasised our dedication to heritage preservation while prioritising structural integrity.
The initial phase entailed meticulous refurbishment of the ground floor facade, introducing new timber shopfront windows and tiled walls, alongside the careful demolition of the ground floor corner tenancy while enhancing base build services. Concurrently, seismic strengthening measures were implemented, including exterior FRP wrap, steel tension bars, and 'K' frames.
Stage 1 culminated in the revitalisation of the building envelope, encompassing reglazing and refurbishment of existing heritage metal windows, epoxy injection grouting of concrete cracks, and a reimagining of the exterior in an era-appropriate Art Deco motif. This initial phase garnered the attention of discerning tenants who appreciated the building's renewed allure, setting the stage for subsequent developments.
The ensuing stages featured Solari Architects' high-spec office fit-out, a bespoke transformation tailored to their esteemed vision. This phase harmonised exposed ceiling services, architectural acoustic treatments, and an ornate carpet pattern reminiscent of the building's Art Deco heritage, resulting in an innovative and inspiring office environment.
The final stage introduced the Isthmus Group fit-out, a meticulously crafted office space designed to foster creativity. Notably, the Isthmus fit-out incorporated innovative "saveboard" wall board material for their interior partitions, repurposing packaging waste, including Tetra Paks, into compressed boards.
This stands as a testament to Cornerstone Partners' steadfast dedication to revitalising cherished community landmarks, preserving heritage, and ushering in a new era for iconic buildings.
This once-considered unrentable space now boasts long-term lease agreements, a testament to the successful revitalisation efforts and vision led by Cornerstone Partners.
