The Cornerstone team embarked on the extensive renovation of 36 Customhouse, a property comprising both residential and commercial floors. This complex project presented unique challenges due to the mixed-use nature of the building and the fact that 80% of the property was occupied by tenants during construction. Consequently, a highly customized, phased, and closely coordinated construction approach was imperative. The primary goal was to ensure that the building maintained its 80% occupancy rate to sustain cash flow for the company and prevent tenants from considering permanent relocation. To achieve this, Level 5 was designated as a floating floor, allowing each tenant to temporarily relocate while strengthening works were carried out on their respective floors. Throughout the process, the Cornerstone team was readily available to address any concerns or queries from tenants regarding the construction process.
Although it was impossible to complete the job without permanently displacing the previous residential tenants, once completed, the renovated apartments commanded a much higher square metre rate. Furthermore, Cornerstone successfully secured high-profile tenants on long-term leases, underscoring the project's success in revitalising the property for both residential and commercial purposes.
