In 2022, Cornerstone Partners took a decisive step forward with the
256 Lambton Quay - Quest Hotel project, a defining moment in our company's journey. This endeavor stands as a testament to our steadfast dedication to crafting purpose built spaces that harmonize with our tenants vision.
Stage 1:
The initial phase of the redevelopment centered on revitalizing and enhancing the building's exterior facade. This involved the meticulous retrofitting of double-glazed windows and the implementation of an insulated 'warm roof' membrane system atop the existing metal roof. Simultaneously, we undertook the precise dismantling of the existing six-story office fit-out, building services, and lifts. Throughout this process, we ensured seamless continuity for the lower-floor retail tenancies, safeguarding their operational integrity and providing us with contuned rental income .
Stage 2:
The subsequent phase heralded a new chapter for the structure, as we transformed the office tower into a 68-unit serviced apartment hotel. Converting the space presented inherent challenges due to the building's existing structure and dimensions. However, through meticulous architectural planning and close collaboration with our team, we met the client's exacting standards while adhering to the building's unique parameters. Our diligent coordination of building services within the confines of the existing space minimized additional costs and rework, exemplifying our commitment to efficient project management.
A notable obstacle encountered during the project was the restricted site access via Lambton Quay. In response, our team devised an innovative solution by constructing a scaffold bridge connecting 256 Lambton Quay to the 133 The Terrace car park, showcasing our adaptability and problem-solving prowess.
